Our condominium experience includes condo conversions, site condominiums, marinas, and joint-use. We work closely with clients, architects, engineers, attorneys, and county Register of Deeds to compile and produce a comprehensive set of Exhibit B documents for recording. Our experience includes:
Apartment dwellings into single Condominium units that highlight retail units on lower floors, general common fitness rooms on middle floors, hotel use floors, and high-end luxury living on upper floors.
Preparation of Detached Condominium
Multiple Duplex and Fourplex dwellings that feature aspects of independent subdivision living.
Commercial Condominium Documents
Preparation of Condominium documents for commercial use only, from as small as 2 units in a one story building to multi-level spaces.
The Multi-Disciplinary Biomedical Research Building is a $93 million project by Wayne State University to renovate and expand the former Dalgleish Cadillac building into an ultra-modern 185,000 square foot research facility accommodating over 500 research scientists and staff. A condominium subdivision of the facility was created to support partial funding of the project by the State of Michigan and by private investors. We produced the “Exhibit B” survey for the condominium master deed.
Our team was retained to prepare the condominium “Exhibit B” plans for this site located in Chesterfield Township in Macomb County.
This section of the complex contains 86 units on 26 acres of land. The units are duplex style homes without the duplex appearance from the curb. Each unit contains a 2-car garage, a full basement, sprawling main floor and a loft.
Indian Village Manor lies on the Detroit Riverfront in the midst of Indian Village, one of Detroit’s most prestigious residential areas.
Originally constructed in 1921, the building was renovated and converted to condominiums in 1999, offering 89 residential units on seven floors. We worked closely with the project architects and engineers to produce the master deed “Exhibit B” documents for county filing.
The Frank & Seder Department Store Building was the tallest building in Michigan when it was built in 1891.
Now including this and 5 adjacent buildings, The Lofts offers 163 residential units and 13,000 square feet of retail space. The “Exhibit B” documents for the conversion to condominiums were prepared by Great Lakes Geomatics in 2004.
Riverfront Towers is a first class residential facility overlooking the Detroit River, Windsor skyline, and the Ambassador Bridge.
The 29-story Towers were completely renovated and partially converted to condominiums in 2005-07. We prepared the condominium “Exhibit B” documents for the conversion of over 280 units in Tower 200 and over 300 units in Tower 300.
Originally built in 1916, the Fort Shelby Hotel/Apartment complex was most recently renovated in 2007-08. Great Lakes Geomatics was retained to prepare the condominium master deed “Exhibit B” documents.
Our team worked closely with the Wayne County Register of Deeds Plat Engineer to resolve unique areas of concern associated with the age and history of the building. This ensured that the recording review process moved quickly and required minimal document revisions.
